Established for over 25 years, the Rydon Group has developed and progressed from a regional residential property developer and contractor to an integrated Construction and Development Services Group providing a wide range of solutions to clients and partners over an increasingly wide geography of the country.

Rydon Maintenance Limited is an expanding division of the Rydon Group and is successfully providing facilities management services to a variety of clients, predominantly within the health and housing association sectors.

We are now seeking a Maintenance Operative in the Kent / SE London region, to assist the Operations Team in delivering a customer focused cost effective and efficient service. To provide the relevant skills and knowledge to deliver the planned and reactive maintenance (as well as small mechanical installation works as required) in order to meet contractual and legal obligations.

MAIN DUTIES AND RESPONSIBILITIES

Duties will include but not be limited to:
• Organisation and practical delivery of planned maintenance tasks as required.
• The prompt response and successful resolution of reactive maintenance tasks, plant breakdown and site emergencies
• To assist other members of the maintenance team and site personnel in the completion of work that requires multiple operatives
• To complete minor projects and small works as the workload dictates.
Supervise non-permanent sub contractors where specialist maintenance activity takes place
• Liaise routinely with the service managers to ensure maximum efficiency in work delivery, compliance with company standards and adherence to legislation
• Ensure spares and materials are procured in good time for the execution of all maintenance works.
• The application of, without exception, the Group’s and the Client’s Health, Safety and Environment Policy and procedures
• Attendance of the site safety/operations meetings with the service management team


Specific maintenance tasks include but are not limited to:
• General building hot and cold water systems and associated equipment
• Building heating systems
• Valve maintenance on TRV’s, TMV’s, strainers etc
• Public health installations
• Bulk storage tanks fittings and pipework
• Liaise with and support the Small Works Group activities when required
• AHU plant
• All other miscellaneous mechanical plant

ESSENTIAL SKILLS/BEHAVIOURS

• Previous relevant experience in the maintenance of building services
• Ability to read and interpret technical drawings
• Familiarity with risk assessments and method statements
• Ability to work in a calm and proactive manner with a minimum of supervision
• Safety conscious, with a high level of awareness of clients’ needs in a service environment
• Flexible and innovative approach to work
• Ability to react promptly and decisively to emergencies
• Good time keeping
• Prepared to work alongside and assist other disciplines within the Operations Team in the delivery of the maintenance service.

DESIRABLE SKILLS/BEHAVIOURS

• A good general education including an appropriate Craft or Trade Apprenticeship and hold C&G or BTEC Technician Certificate. This may be relaxed with discretion subject to the proposed individual demonstrating that they meet the spirit of the requirement through both experience and qualifications.
